Renting out a parking space in Switzerland

Three things need to be in place.

You are entitled to use the space, it is on private ground, and you declare the income in your tax return. Listing is free – parkbro only earns when you rent out.

What applies

1. You are entitled to use the space.

As the owner, you decide yourself. Observe your building’s regulations and, in condominium ownership, the rules of the owners’ association.

If you rent the space yourself, you need your landlord’s consent (Art. 262 CO). They may refuse it only on the grounds the law lists: if you do not disclose the terms to them, if the terms are abusive – for example considerably more than you pay yourself – or if it causes them material disadvantages.

2. The space is on private ground.

You can rent out garages, spaces in an underground car park and outdoor spaces of a building. A municipality may also offer its own spaces that it itself controls, for example at a school or works yard. Street parking, spaces in blue or white zones and other publicly managed parking spaces are excluded.

3. The income goes into your tax return.

Rental income is taxable, also for private individuals. Once a year parkbro gives you a PDF summary for your tax return. From CHF 100'000 annual turnover across all your activities, VAT may apply (Art. 10 VAT Act). You are responsible for your taxes; the tax office of your canton of residence answers questions.

How parkbro checks

Anyone who rents out on parkbro has an account with a verified ID. When listing, you confirm that you may rent out the space and upload your rental or purchase contract or other proof. After the check, the listing is live within 48 hours.

ID images are deleted after the decision, the contract 30 days later. Whoever causes damage is liable for it; a photo on arrival and one on departure provide the evidence.
